The approximately 21 hectare target area (Hashimoto and others) extends along the southwest side of the Mizuma Izumi Hashimoto prefectural line. Most of the area is urbanized control area and most of it is agricultural land. There are also detached houses and a water reservoir.
Landowners are aging and many residents have difficulty maintaining their agricultural land into the future. In September 2019, local volunteers established the "Hashimoto District Revitalization and Development Promotion Committee" to promote urban development in the district I am reviewing. Then the number of supporters increased and a council was formed in August 2022. There are about 200 landowners.
There is growing momentum in the local sector towards new urban development through land readjustment projects carried out by unions and the city is continuing to move forward with “regulatory change”. planning of urbanization areas and urbanization control areas” that the province will implement throughout the province. We will conduct discussions with the province and support local communities.
In the area, there is an urban planning road connecting to the station, a traffic square in front of the station and a dividing road. The City is considering rebuilding municipal housing, allocating land for single-family homes, business/distribution facilities, agricultural land, parks and other areas. The Osaka Prefectural Urban Development Promotion Center will be responsible for surveying basic urban development and supporting the formulation of basic concepts.
We will also undertake a review of changes to urban planning, including the merger of urbanization control areas into urbanized areas, designation of use areas, decisions on land adjustment project and district planning establishment.
If all goes well, the reserve association is expected to be established around the summer. After receiving more than 90% approval, the goal is to form the union around the fall of 2025.
