    Tokyu Real Estate is accelerating its expansion into frozen and cold logistics facilities. In recent years, demand for frozen foods has increased due to the expansion of the hometown tax system. The need to upgrade existing facilities due to fluorocarbon regulations is also a driving force, with new facilities increasingly operating at full capacity even before construction is complete. On 1, the company announced its participation in two new projects and the start of construction on three properties. The company plans to continue to expand its business aggressively in the future. The new facility will also be equipped with self-consumption solar panels to support the environmental management of its tenants. 


    The increase in demand for frozen foods is also due to the increase in dual-income households and the growing popularity of online supermarkets. According to a survey by the Japan Frozen Food Association (Chuo-ku, Tokyo; Chairman Okushi Kenya), domestic frozen food consumption has increased at an average annual rate of 1.1% since 2000. Domestic consumption, which stood at 2.37 million tons in the same year, reached 2.88 million tons in 2011. In this context, Tokyu Fudosan is currently involved in two projects: (tentative name) LOGI'Q Hiroshima and (tentative name) Kashiwa Cold Storage and Freezer Development Project.

    In addition, three projects have started construction: LOGI FLAG TECH Nagoya Minato I, LOGI FLAG TECH Osaka Nanko I and (tentative name) CBRE IM-LOGI'Q Shinkoyasu.
