CHUO NICHI TOCHI CORPORATION / THE FIRST WOODEN OFFICE BUILDING DEVELOPED, DESIGNED AND CONSTRUCTED BY TAKENAKA CORPORATION

    Chuo Nippon Land Group and Tatemono Group have decided to develop the group's first wooden office building, the "(tentative name) Nishi-Shinbashi 1-chome Project" (Minato-ku, Tokyo), and announced the outline on the 12th. We cooperated with Takenaka Group, a company with excellent technology in the field of medium and large-scale wooden construction. In addition to using laminated wood for load-bearing parts, the interior columns and ceilings are also made of wood, creating a high-class space. The building will have a total area of ​​2,600 square meters and will be designed and constructed by the company, with construction scheduled to start on the 15th and be completed in February 2026.

    A press conference was held in Tokyo on the 12th to explain the draft. The planned location is Nishi-Shinbashi 1-104-6 and other locations (location name, lot number, location area: 338 square meters). Near Uchisaiwaicho Station on the Toei Subway, facing Hibiya Street. The planned building is a 10-story hardwood building with a total area of ​​2,623 square meters. This is the fifth property in the company's "REVZO" office chain.

    Moen Wood, developed by Takenaka Corporation, will be used for some of the pillars. The construction material is a laminated load-bearing wood encased in a fire-resistant gypsum material, then covered with a fire-resistant wood layer. It can be used with exposed wood and is fire-resistant.

    For the ceiling, ``KiPLUS DECK'', a building material jointly developed by Takenaka Corporation and Nippon Steel Kenzai, will be installed. The wooden ceiling is made by combining composite deck panels and CLT (Orthogonal Laminated Panels). CLT leaves a certain amount of space, and lighting and fire-fighting equipment can be placed there. We plan to obtain certification under the Comprehensive Building Environmental Performance Evaluation System (CASBEE) and the Building Energy Efficiency Labeling System (BELS).

    Chuo Nippon Land and Tatemono Group have decided to use wood as part of their efforts to enhance the added value of their offices, amid the decline in office traffic following the coronavirus pandemic. However, due to costs and business feasibility, there are currently no plans to develop similar real estate. Using this feature as research material, we will enhance our knowledge of the maintenance and management of medium- and large-scale wooden buildings.
