Matsuo Construction completes new office building in Karatsu, incorporating eco-friendly technologies like self-healing concrete

Matsuo Construction (Saga City, President Matsuo Tetsugo) has completed the construction of a new office building for the Karatsu sales office in Higashimachi, Karatsu City, Saga Prefecture. It has received ZEB certification for prefabricated construction using CLT (cross-laminated timber). Environmentally friendly technologies have been adopted throughout the building, including the use of self-healing concrete, the first of its kind in a building in Kyushu. Taking into account the impact of shortening the construction period, it is expected that carbon dioxide (CO2) emissions will be reduced by about 20% compared to the construction of a conventional building of the same size.

The old sales office building was rebuilt here. The area is 105 square meters, a one-story wooden building. The construction of the new facility took place from the end of August to the end of November last year, and after the existing facilities were demolished, an inauguration ceremony was held on the 18th and the facility began operation. The design and construction were done internally.

The construction will be carried out using the prefabricated construction method "MOKUWELL HOUSE" developed by MEC Industry (Yusuicho, Kagoshima Prefecture), which the company has also invested in, using domestic CLT wood, which is highly durable, earthquake-resistant, and fire-resistant. By manufacturing the system at the factory and installing it on site, the assembly process can be completed in one day, shortening the construction period. CLT is also used for the office ceiling and floor, accounting for about 70% of the wood used.

As a ZEB-certified timber building, the aim is to achieve zero primary energy consumption by using high-performance insulation, Low-E double glazing, low-wattage lighting and adopting energy generation through solar panels.

"Basilisk HA Self-Healing Concrete" contains special bacteria that react to cracks, become activated, and automatically fill the cracks. This reduces repair work, extends the life of the building, and reduces CO2 emissions. This time, precast concrete (PC) is used as the building's foundation. The parking lot pavement is the first in Kyushu to use "carbon-curing concrete", which recycles CO2 released during cement production and injects it into concrete.

All concrete was produced by Aizawa High Pressure Concrete Co., Ltd. (Tomakomai, Hokkaido). The machine was produced at Matsuo Construction Corporation's Midori Kosan Plant (Imari City, Saga Prefecture). The company plans to invest in the production of carbon-cured concrete in the future.

We introduced a “diffuse ventilation system” that prevents outside air from entering the room by balancing the pressure of outside air and indoor air, and exchanging oxygen and CO2 through the air exchange membrane. The building also uses electricity generated from solar panels, and a V2H system has also been put into use, in which excess electricity is stored in electric vehicles (EVs) and batteries.

At the opening ceremony, President Matsuo said, "We introduced the technology we want to popularize to create a prosperous society in the future," expressing his enthusiasm for further popularizing environmentally friendly technology.
