    Redevelopment efforts are moving into the next phase in the area near the east exit of Ikebukuro Station in Toshima Ward, Tokyo. A redevelopment preparation organization is expected to be established in fiscal 2024, with rights holders and others playing a key role. As the gateway to Ikebukuro, it will further improve accessibility and attract people from the station. We aim to lead people to the surrounding area and become the starting point for Exit East as a whole.

    The planning area is Higashiikebukuro 1-1-7 (area about 1.6 hectares). As of March, the number of rights holders was 81.

    In preparation for the redevelopment of the Ikebukuro Station East Exit area, the ``Ikebukuro Station East Exit Community Development Council'' has been held since January 2017 for local residents to review the future image of the area. In March 2018, we formulated ''Ikebukuro Station East Exit Area Urban Development Concept''.

    Since then, we continued to hold conferences, and in November 2020, we established the ``Ikebukuro Station East Exit Area Town Development Council'' with the sovereign rights holders Hold discussions on the direction of town development. As of March, seven general meetings have been held.

    At the general meeting in March, a ``basic concept proposal'' was approved to make the east exit area of ​​Ikebukuro Station the starting point for accessing the entire city of Ikebukuro. In addition, the plan will consolidate traffic squares and turn station facades into pedestrian squares. It also envisions the future by ensuring a pedestrian connection to the surrounding town.

    Redevelopment plans are also underway near the west exit of Ikebukuro Station. The target area is part of Nishi-Ikebukuro 1-1 and other areas, covering an area of ​​6.1 hectares. The 33,430 square meter land will be divided into four blocks and a building with a total area of ​​582,700 square meters will be built, including offices, commercial functions and accommodation. A city planning decision for the redevelopment project will be made around fall 2024.
