ESR (Minato-ku, Tokyo), which operates large-scale logistics facilities, has installed a mega-solar power plant at the "ESR Yatomi Kisomisaki Distribution Center (DC)" operated in Kisomisaki-cho, Mie Prefecture. 6,930 solar panels with an output of 2.772 kW were installed on the roof, and power generation started in November 2022.
The output of the power conditioner (PCS) is 1.99 kW, and the generated power is self-consumed at the distribution facility, and the surplus power is sold using the feed-in tariff (FIT) system. Fukuhara Industry was in charge of EPC (engineering, procurement, and construction) services for the solar system, and the solar panels were made by China's Trina Solar, and the PCS was made by Toshiba Mitsubishi Electric Industrial Systems (TMEIC).
"ESR Yatomi Kisomisaki DC" will be completed in September 2022. With a site area of approximately 79,000m2 and a total floor area of approximately 155,300m2, it is one of the largest four-story multi-tenant logistics facilities in the Chukyo area. there is There are 61 truck berths on the 1st floor and 56 on each of the 2nd to 4th floors, for a total of 229 trucks.
The mega-solar power plant installed on the roof is expected to meet the entire power demand of the facility, including tenants, if the weather is fine during the day. Regarding self-consumption, the environmental value will be securitized as a green power certificate, and the power supplied to the desired tenant will be provided free of charge with the certificate. Tenant companies have the advantage of being able to report CO2 emissions reductions based on the Law Concerning the Promotion of Measures to Cope with Global Warming.
Energy saving is also taken into consideration, LED lighting is used throughout the building, and motion sensor lighting is installed in the warehouse, in addition to the restrooms, smoking rooms, and common areas. In addition, for the first time, we have introduced an eco-friendly lighting system that allows you to freely set lighting categories for each area according to the layout of tenant companies. It is also the first to adopt a planting watering system that utilizes AI technology.
As for BCP measures, we have installed emergency private power generation equipment using heavy oil, so that even in the event of a power outage, the disaster prevention center, cargo elevators, toilets, etc. can be partially used for 12 hours. The company plans to conclude a disaster prevention agreement with Kisomisaki Town, and will also play a role as an evacuation destination for local residents in the event of a disaster.
In terms of amenities for tenant employees, in addition to lounges, rest rooms, shower rooms, shop spaces for convenience stores, powder rooms for women with individual booths and changing rooms have been placed in several locations within the building. It is also the first ESR logistics facility to have coin-operated laundry machines and private work booths.
