Sales in the 50-story high-rise in the former Athlete’s Village are scheduled to start this June, with the most expensive apartment priced in the 349 million Yen (US$2.64 million) range.
Harumi Flag is the official name for the apartment conversion project of the former Athlete’s Village that was used for the 2020 (2021) Summer Olympics. The 13-hectare site is on a man-made island in Tokyo Bay, with the closest train station at least a 20-minute walk away. All up, the project will have 5,632 condo and rental apartments across 24 buildings. Sales started in mid-2019 and apartments in the various buildings have been released in stages, each time oversubscribed. The most recent sales stage held this February saw an average of 71.1 purchase applications per apartment, with some apartments receiving over 200 applications.
This June, apartments in the two 50-story high-rises will go on dale. One bedroom apartments will start from 48 million Yen. Three bedroom apartments on the premium floors at the top of the high-rises will be priced around 268 million Yen for a 135 m2 (1,453 sq.ft) apartment, and around 349 million Yen for a 145 m2 (1,560 sq.ft) apartment.
The model room for the high-rise towers opened on April 6 and already has 2,800 reservations. Compared to other high-rise residential towers on the nearby islands, apartments in Harumi Flag are priced relatively lower and tend to be slightly larger in size. This is due to the distance from the station and because the land was sold to the developers for a heavily discounted price in exchange for building the Athlete’s Village.
