    Tokyo Tatemono has launched a commercial facility brand called "Minanoba" and will begin expanding to the Tokyo area and suburbs. The brand is a suburban commercial facility with a total area of ​​3,000 to 15,000 square meters. The background to this is that as land acquisition becomes more difficult in urban areas and construction costs increase, the development of small and medium-sized facilities in the suburbs is becoming more advantageous. The company plans to promote this as a short-term business, aiming to open at least one new facility per year in the future.

    A press conference was held on the 4th at the site, ahead of the opening of the first property, "Minanoba Sagamihara" (Minami-ku, Sagamihara City) on the 5th. Attending the event were Haseyama Takashi of Tokyo Tatemono, head of the commercial business division, Kakiuchi Toshiya, president of Mirairo (Yodogawa-ku, Osaka), which planned and developed the barrier-free equipment to be installed at the facility, and Furuno Motoaki, vice president of Furutech (Chuo-ku, Sapporo).

    Haseyama explained that rising construction costs are leading to a rise in relatively small-scale developments in the commercial sector. He highlighted the advantages of suburban properties, saying: “They are low-rise and small-scale, have shorter construction periods than other assets, and are easier to control risks such as rising material prices.”

    Regarding the land purchase, he analyzed that "competition is increasing in the city center, including in the hotel sector, due to domestic tourism". He believes that entering the suburban commercial facilities "makes sense because there is very little competition". The second facility is currently under construction in Kawaguchi City, Saitama Prefecture and is expected to open in 2026.

    Focus on barrier-free access. For its first property, Mirairo planned and installed automatic doors developed by Furutech and Howdy (Chuo-ku, Tokyo). People using wheelchairs or with visual impairments enter their information into a smartphone app in advance. The doors read the information wirelessly, play audio instructions, and adjust the opening and closing times.

    Kakiuchi emphasized, “There is a huge market for barrier-free access. It is necessary to approach it not only as a social contribution but also as a business.” Furuno said, “I want to contribute to a society where everyone can easily go out and move around.”

    The first property is located at Minamidai 3-1-30. It is about a 10-minute walk from Odakyu Sagamihara Station on the Odakyu Electric Railway Odawara Line. The building is a 2-story steel structure with a total floor area of ​​8,646 square meters. The design and construction work was undertaken by Rinkai Nissan Construction.
