Two adjacent office buildings near Shinbashi Station on the Yurikamome New Transportation Line will be demolished. The two buildings have a total area of 10,000 square meters. The demolition work for the first building (Higashi-Shinbashi 1-chome Building) was ordered by Sumitomo Real Estate Development Co., Ltd., and the order for the second building (Shimojima Building) was given to the developer, Shimojima Packaging Development Co., Ltd. (Minato-ku, Tokyo). Both will be constructed by Marutoku Kogyo (Inage Ward, Chiba City). The aim is to start construction in November and complete demolition by the end of July 2025. Sumitomo Fu has not revealed any development plans for the site.

The proposed site is Higashi-Shinbashi 1-2, Minato-ku, Tokyo. The station is located above the Daiichi Keihin Line, and the planned site is located on the corner lot facing both the line and the station. The Higashi-Shinbashi 1-chome Building is an SRC structure with 2 underground floors and 10 above-ground floors, with a total area of 6,984 square meters. The Shimojima Building is an SRC structure with 1 underground floor, 10 above-ground floors, and a two-story tower with a total area of 3,461 square meters.
The planning area is a commercial area, the construction floor area ratio is 800%, the building coverage ratio is 80%.
Previously, Sumitomo Fu also developed the adjacent land south of the planning area. The office building ``Sumitomo Fudosan Shiodome Wing'' was completed in 2020 (S-shaped structure, 1 basement, 14 floors above ground and a 1-story tower with a total area of 9,932 square meters). Nikken Sekkei is in charge of design and Kajima is in charge of construction.
Across the Daiichi Keihin Line, the Shinbashi Station East Exit Area Redevelopment Council is also in the works. The approximately 1.7-hectare area, which includes the Shinbashi Ekimae Building complex, will be redeveloped to include offices, commercial facilities, hotels and serviced apartments. The council has signed a business support agreement with Taisei Corporation and RIA Three companies participating as business partners: Mitsui Fudosan, Daibiru and Toyota Real Estate. It will transition to a redevelopment preparation association within the year.
